据统计,华人已经成为马来西亚第二家园申请人数最多的群体。马来西亚第二家园计划源于1996年马来西亚对外国退休老人实施的一项较长时间居住计划“银发族项目”,鼓励外国的退休老人带着自己的退休金到马来西亚旅游并长期居留生活。由于该项目实施后效果良好,2002年政府决定把“银发族项目”正式更名为“马来西亚第二家园计划项目”,申请对象不再局限于退休老人,而是扩大到21岁以上的外籍人士。
中国一直排在马来西亚第二家园项目10大来源地之首,申请者主要来自沿海省份和东北三省气候比较寒冷的地区。紧随其后的是孟加拉、英国、日本、新加坡等国家和地区。除英国之外,处于前10位的均为亚洲国家或地区。
世邦魏理士报告显示:马来西亚租金回报全球排名第六,房价全球排名第99位。当前,马来西亚房产价格水平偏低,对于国际学校众多的吉隆坡而言,要在吉隆坡购置学区房,相比国内而言,实在更划算,不仅学费低廉,学区房也不用花天价购置,而房产为永久产权,孩子学习更放心无忧,即使房产用于出租,也可获得每年5%-7%的出租收益。
2020吉隆坡计划引爆大马房产投资
2010年9月,大马政府推出经济转型计划,争取在2020年时,将大马国民总收入提高至1万5000美元、创造330万个就业机会、吸引4440亿美元投资额。具体的措施包括兴建高速铁路、新的捷运系统、泛亚铁路、新的购物街和商业区、经济区等,力求促使大马经济得到全面发展。“大吉隆坡计划”,未来在2020年,吉隆坡地区人口,将从现有的600万人增至1000万人,政府还推出特别奖励,邀请世界上最优秀的100个企业在马来西亚设立据点,吸引国外大量人才。以1720亿令吉打造“大吉隆坡”,从硬体设备、人民收入及居住环境这三方面,让吉隆坡在2020年跻身全球20个最宜居的城市,同时成为世界经济成长率最高城市前20名。
同时,兴建马来西亚到新加坡的高速铁路,通车后从吉隆坡到新加坡只需90分钟,届时将吸引大量新加坡居民到物价水平低的大马居住。随着大吉隆坡计划的有序实施,未来几年,大马尤其是吉隆坡的房价上涨空间会更大,必将会引爆马来西亚房产投资!
马来西亚第二家园计划推波助澜
